In the first phase, the funds were used for the acquisition of the asset, and in this second phase the funds will be used for the construction work. <\/p>\n\n\n\n<p>The project consists of the development of <strong>16 tourist apartments<\/strong> with a total built area of 680 m\u00b2, on a 422 m\u00b2 lot. The project initially proposed 21 apartments, but in the end there will be 16, since they do not have a parking exemption.   <strong>The building permit has been granted, having been processed via ECU.<\/strong><\/p>\n\n\n\n<p>The total amount of the loan is <strong>\u20ac1,730,000 in 3 phases<\/strong>.<strong> <\/strong>On this occasion, we are going to finance <strong>phase II of the loan in the amount of \u20ac550,000<\/strong>, which will be used to start the construction work. The operation will be secured by a<strong> first-degree mortgage guarantee<\/strong>.<strong><sup>1<\/sup><\/strong><strong> on the asset.<\/strong> <\/p>\n\n\n\n<p>The developer has contributed equity in the amount of <strong>672,317.30 \u20ac<\/strong>.<strong> <\/strong>at the time of acquisition, representing 27.99% of the total funds required for the development of the project. In addition, it has an agreement with <strong>Dobo Homes<\/strong> (a brand related to the developer) for the operation of the asset once the works are completed. This location combines the charm of a stately architecture with a vibrant offer of services, stores, restaurants and first class educational centers. The proximity to the metro stations <strong>Diego de Le\u00f3n<\/strong> (Lines 4, 5 and 6) <strong>and Avenida de Am\u00e9rica<\/strong> guarantees an excellent connection to the rest of the city.  <\/p>\n\n\n\n<p>This urban enclave is especially attractive for investors due to its high rental demand, both residential and for professionals and students, due to its proximity to hospitals, universities and business centers. The strength of the real estate market in the area and the constant revaluation of assets make this address an opportunity for investors. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage collateral<\/h2>\n\n\n\n<p>The loan will be secured by a<sup>1st<\/sup> degree mortgage on the asset, located at Calle Conde de Vilches, 5, Madrid.<\/p>\n\n\n\n<p>According to the appraisal report prepared by the <strong>appraisal fee<\/strong>, the Current Appraisal amounts to \u20ac1,421,248.04 and the Appraisal in Hypothetical Completed Building (HET) to \u20ac2,859,838.18. The loan to be made to the developer in this second phase is 550,000.00 \u20ac, which added to the first phase, makes a total loan of 1,230,000.00 \u20ac. This means a Loan to Value (LTV) on current appraisal of 86.54%<strong>,<\/strong> a Loan to Value (LTV) HET of 43.00% and a Loan to Value (LTV) on first drawdown of 57.90%.  <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<div style=\"height:16px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
