The total area of the 3 plots is 7,248.60<sup>m2<\/sup> and the buildable area is 9,165.00<sup>m2.<\/sup> Each of the houses has about 195<sup>m2<\/sup> built surface distributed in 2 floors above ground and basement, with 3 bedrooms, 2 parking spaces in the basement and garden.  <\/p>\n\n<p>The urbanization works have already been received by the City Council and the developer is in the drafting phase of the Basic Project for the application of the Building Permit.<\/p>\n\n<p>At the commercial level, sales have not yet begun; the developer intends to <strong>start marketing in <\/strong> September. <strong><br\/><\/strong><strong>in the month of September. <\/strong>The total sales volume will be \u20ac24,171,442, at an average of \u20ac514,286 per property.<\/p>\n\n<p>The project will be financed through a mortgage loan in the amount of <strong>\u20ac1,800,000 at a fixed rate, which will have a first rank mortgage guarantee. <\/strong>The amount of the loan will be<strong> <\/strong>used to finance part of the acquisition costs of the 3 plots that make up the project and that will be mortgaged.<\/p>\n\n<p>The developer will provide its own funds in the amount of \u20ac1,979,745.20 for the acquisition of the 3 plots.  <\/p>\n\n<p>The <strong>repayment of the loan <\/strong>to<strong> <\/strong>wecity investors is planned with the entry of bank the mountains.  <\/p>\n\n<p>It is located just <strong>30 minutes from Barcelona<\/strong> and 5 minutes from Sitges, known for its beaches and vibrant cultural scene. In addition, the area has four schools in the surrounding area: three international and one Catalan. <\/p>\n\n<h2 class=\"wp-block-heading\">Collateral and appraisal<\/h2>\n\n<p>The loan will be secured by a 1st degree mortgage on the asset located in Sant Pere de Ribes (Barcelona).<\/p>\n\n<p>According to the appraisal report prepared by <strong>MOORE IB\u00c9RICA CONSULTORES S.L.<\/strong>, the current appraisal amounts to <strong>\u20ac5,874,338.00.<\/strong> The loan to be made to the developer is <strong>1,800,000.00 \u20ac<\/strong>, within a project with a total cost of <strong>11,792,874.00 \u20ac<\/strong>. This means a <strong>Loan to Value (LTV) over current appraisal of 30.64%<\/strong> and a <strong>Loan to Cost (LTC) of 15.77%<\/strong>.  <\/p>\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the Fundamental Data Sheet of the investment.<\/p>\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the project credit rating method<\/a> used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n<h2 class=\"wp-block-heading\">Monitoring<\/h2>\n\n<p>The promoter must justify the use of the funds in each of the applications.
