In this third phase, the funds will be destined to the payment of the construction costs.   <\/p>\n\n\n\n<p>It is a plot of land with an area of <strong>1,149 sqm.<\/strong><strong><sup>2<\/sup><\/strong><strong> <\/strong>on which a single-family house with a constructed area of 454.70<sup>m2 <\/sup> is being developed. The project has a building permit for the development of a 4-bedroom house with garage, swimming pool and large garden and leisure areas.   <\/p>\n\n\n\n<p>Construction is currently at 41.01%<strong>(+41.01% with respect to the start of the project).<\/strong> The structure has been completed and the work is in the masonry and installation phase. The combination of privacy, luxury and proximity to amenities makes this area an excellent choice for both living and real estate investment.   <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage collateral<\/h2>\n\n\n\n<p>The loan will be secured by a<sup>1st<\/sup> degree mortgage on the asset located at 4, Calle Cefeo, Los Naranjos (Marbella).<\/p>\n\n\n\n<p>According to the valuation report carried out by <strong><strong>tinsa<\/strong><\/strong>the current appraisal amounts to \u20ac1,689,660.66 and the HET appraisal amounts to \u20ac3,207,894.86. The loan to be made to the developer is 500,000 \u20ac, which means a Loan to Value (LTV) on current appraisal of 100.61%, a Loan to Value (LTV) on Completed Building Assumption (HET) of 52.99% and a Loan to Value (LTV) on first drawdown of 65%. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<div style=\"height:16px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
