This is a luxury building, with 11 apartments, located at Rua Castilho 217, Lisbon (Portugal).  <\/p>\n\n\n\n<p>The asset has an area of <strong>3,452.00 m\u00b2 <\/strong>where the development will be developed, which will include 1 to 4-bedroom apartments, gardens, swimming pools and parking lots.<\/p>\n\n\n\n<p>The building permit has expired but an extension has already been requested and is expected to be obtained in September 2025, at which time commercialization will begin. The sales prices of each unit range from 950,000 to 4,500,000 euros, with an approximate impact price of <strong>14,650 euros per square meter.<\/strong><strong><sup>2<\/sup><\/strong>. <\/p>\n\n\n\n<p>The project will be financed through a mortgage loan in the amount of \u20ac5,000,000 in two phases. Phase I of the loan will be for an amount of<strong> \u20ac3,700,000 at a fixed annual rate of 12%, with a first degree mortgage guarantee <\/strong>and a term of 12 months (+6 months of possible extension).   <\/p>\n\n\n\n<p>To date, the developer has contributed its own funds in the amount of <strong>\u20ac8,800,000<\/strong><strong>,<\/strong> which have been used for land acquisition, bank loan payments, project, technical expenses, urban planning fees, etc&#8230;<\/p>\n\n\n\n<p>The exit of <strong>wecity<\/strong> investors is planned with the entry of bank financing.  <\/p>\n\n\n\n<p>Through wecity you can participate in a mortgage loan operation at a fixed rate of 12% per annum and an estimated term of 12 months (6 months mandatory) with the possibility of an extension of 6 additional months.<\/p>\n\n\n\n<p>The payment of interest plus the <strong>return of the<\/strong> invested <strong>capital<\/strong> will be made at maturity.<\/p>\n\n\n\n<h2 It is a very consolidated area in the real estate market, known for its elegant surroundings, good accessibility and high level services. <\/p>\n\n\n\n<p>The neighborhood combines exclusive residences, prestigious offices and a varied hotel offer. Within walking distance are points of interest such as Parque Eduardo VII &#8211; one of the largest green spaces in the city -, luxury stores on Avenida da Liberdade, and rooftops with spectacular views such as Level Eight. <\/p>\n\n\n\n<p>The area is ideal for both residential and investment use, with properties ranging from refurbished apartments to luxury developments. Its central location, the architectural quality of its buildings and the proximity to key services make Rua Castilho one of the most desirable addresses in Lisbon. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage collateral<\/h2>\n\n\n\n<p>The loan will be secured by a<sup>1st<\/sup> degree mortgage on the asset, located at Rua Castilho 215-217 <strong>(Lisbon).<\/strong><\/p>\n\n\n\n<p>According to the appraisal report prepared by <strong>uon consulting<\/strong>, the current appraisal amounts to \u20ac12,682,000.00 and the HET appraisal amounts to \u20ac28,702,500.00. The loan to be made to the developer is \u20ac3,700,000.00, which means a Loan to Value (LTV) on current appraisal of 29.18%, a Loan to Value (LTV) on Completed Building Assumption (HET) of 17% and a Loan to Value (LTV) on first drawdown of 29%. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<div style=\"height:16px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
