This property will be demolished and replaced with a development of three semi-detached single-family homes with a swimming pool and private garden. Each of the homes will have approximately 300 m2 distributed over four floors: basement, ground floor, first floor, and attic.<\/p>\n\n\n\n<p><strong>The project will be financed through a fixed-rate mortgage loan of \u20ac1,000,000, which will be secured by a first mortgage on the property.<\/strong> The developer will contribute \u20ac492,851.87 (33%) of its own funds, which, together with the loan from wecity (\u20ac1,000,000), will be used to purchase the asset.<\/p>\n\n\n\n<p>The development has one reservation for the three units it comprises, with a deposit of \u20ac15,000.<\/p>\n\n\n\n<p>The demolition is being processed through a responsible declaration, the building permit has been applied for and is being processed, with the approval of all sector reports.<\/p>\n\n\n\n<p>The loan to wecity investors is expected to be repaid with the bank financing.<\/p>\n\n\n\n<p>Through wecity you can participate in a <strong>fixed rate loan<\/strong> operation with <strong>an annual interest rate of 11.25% for an estimated term of 12 months<\/strong> (6 months mandatory) with the possibility of extending for an additional 6 months<strong> <\/strong>.<\/p>\n\n\n\n<p>The payment of interest plus the return of the invested capital will be made<strong> at maturity<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The Overall, this environment offers an ideal balance between residential tranquility, quality services and accessibility.  <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage collateral<\/h2>\n\n\n\n<p>The loan will be secured by a<sup>1st<\/sup> degree mortgage on the asset, located at Calle el Plant\u00edo 7, Pozuelo (Madrid).<\/p>\n\n\n\n<p>According to the appraisal report by <strong><strong>valum<\/strong><\/strong>the current appraisal amounts to \u20ac1,858,867.38. The loan to be made to the developer is \u20ac1,000,000, which means a Loan to Value (LTV) over the current appraisal of <strong>53.80%.<\/strong> <br><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<div style=\"height:16px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
