Just 3 minutes from the metro station Nueva Numancia (Line 1) and also close to Vinateros (Line 9), it also has several bus lines that facilitate access to different areas of Madrid. In its immediate surroundings there are supermarkets, schools, health centers and the Do\u00f1a Carlota Market. The future extension of Metro Line 11 reinforces its potential as an attractive enclave to live or invest.   <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage collateral<\/h2>\n\n\n\n<p>The loan will be secured by a<sup>1st<\/sup> degree mortgage on the asset, located at Calle Pico del Saltadero 6, Madrid.<\/p>\n\n\n\n<p>According to the appraisal report made by <strong><strong>ATValor<\/strong><\/strong>the current appraisal amounts to \u20ac669,682.68 and the HET appraisal amounts to \u20ac1,668,120.37. The loan to be made to the developer is 760,000 \u20ac, which means a Loan to Value (LTV) on current appraisal of 113.49%, a Loan to Value (LTV) on Completed Building Assumption (HET) of 45.56% and a Loan to Value (LTV) on first drawdown of 25.92%. <br><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<div style=\"height:16px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
