COOP. MAD, <\/strong>  through the management company <strong>SPC Serprocol Inmobiliaria,<\/strong> is requesting financing in wecity for the acquisition of a consolidated urban land for multi-family residential use in La Florida, <strong>Huelva<\/strong>, where a development of <strong>54 homes<\/strong> will be developed.<\/p>\n\n\n\n<p>The surface of the land amounts to 1,111 m\u00b2, with a buildable area of 5,352 m\u00b2. The current appraised value (ECO) is 1.420.399,63 \u20ac, according to the current report dated 05\/06\/2025. <\/p>\n\n\n\n<p>775,000, which will be secured by a first-ranking mortgage, for a term of 12 months (plus a possible optional 3-month extension), at an interest rate of 12.25% fixed per annum for the purchase of the land.  <\/p>\n\n\n\n<p>To date, the cooperative members will contribute <strong>440,983.51 \u20ac <\/strong>at the time of purchase, representing 36.27% of the total purchase price of the land, which together with the amount of the wecity loan will total 1,119,250 \u20ac including VAT for the purchase,  <\/p>\n\n\n\n<p>The cooperative already has 14 membership contracts and one reservation contract, representing 27.78% of reserved housing.<\/p>\n\n\n\n<p>The repayment of the wecity loan will be made with contributions from current and future buyers with approximately 60% of the development sold.<\/p>\n\n\n\n<p>Through wecity you can participate in a <strong>fixed-rate loan<\/strong> operation with <strong>an annual interest rate of 12.25% for an estimated term of 12 months<\/strong> (6 months mandatory) with the possibility of extending for an additional 3 months at<strong> <\/strong>.<\/p>\n\n\n\n<p>The payment of interest plus the return of the invested capital will be made<strong> at maturity<\/strong>.<\/p>\n\n\n\n<h2 of the <strong>Muelle de Levante<\/strong> area and new residential areas such as <strong>La Florida<\/strong> have placed the city in the sights of developers and buyers. These initiatives are aimed at improving urban quality, enhancing sustainability and attracting new residents. <\/p>\n\n\n\n<p>From the real estate point of view, Huelva offers a market that is still accessible, with prices below the national average and interesting revaluation margins. The combination of available land, urban regeneration plans and the improvement of infrastructures -such as the boost to the railway connection with Seville and the future AVE high-speed train line- makes Huelva an attractive opportunity both for primary residences and for rental or resale investments. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage collateral<\/h2>\n\n\n\n<p>The loan will be secured by a<sup>1st<\/sup> degree mortgage on the asset and the building, located in La Florida (Huelva).<\/p>\n\n\n\n<p>According to the appraisal report prepared by <strong>Gesvalt<\/strong>, the current appraisal amounts to \u20ac 1,420,399.63. The loan to be made to the developer is 775,000 \u20ac, which means a Loan to Value (LTV) on current appraisal of 54.56%, and a Loan to Value (LTV) on first drawdown of 54.56%. <br><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<div style=\"height:16px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
