The project initially proposed 21 apartments, but in the end there will be 16, since they do not have a parking exemption. The building permit has been requested and will be processed through the ECU.  <\/p>\n\n\n\n<p>The total amount of the loan amounts to <strong>\u20ac1,730,000 in 3 phases<\/strong>, with an annual interest rate of <strong>11% and an ordinary term of 15 months + 6 months of possible extension. <\/strong>On this occasion, we are going to finance <strong>Phase I of the loan in the amount of \u20ac680,000<\/strong>, which will be used for the acquisition of the asset. The operation will be secured by a<strong> first mortgage guarantee on the asset.<\/strong> <\/p>\n\n\n\n<p><strong>672,317.30<\/strong> will be contributed by the developer.<strong> <\/strong>at the time of acquisition, representing 27.99% of the total funds required for the development of the project. In addition, it has an agreement with <strong>Dobo Homes<\/strong> (a brand related to the developer) for the operation of the asset once the works are completed. The strength of the real estate market in the area and the constant revaluation of assets make this address an opportunity for investors. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage collateral<\/h2>\n\n\n\n<p>The loan will be secured by a<sup>1st<\/sup> degree mortgage on the asset, located at Calle Conde de Vilches, 5, Madrid.<\/p>\n\n\n\n<p>According to the appraisal report prepared by <strong>Tasa<\/strong>, the current appraisal amounts to \u20ac1,489,220.48. In this first phase, the loan to be made to the developer is \u20ac680,000, which means a Loan to Value (LTV) of <strong>45.66%.<\/strong> <\/p>\n\n\n\n<p>The first drawdown of the loan is \u20ac680,000, which represents a 1st drawdown LTV of 45.66%.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<div style=\"height:16px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
