COOP.<\/strong> <strong>MAD<\/strong> is requesting financing through wecity to cover part of the construction costs of a residential development located at Traves\u00eda del Socorro, 19, San Sebasti\u00e1n de los Reyes (Madrid).<\/p>\n\n\n\n<p>The block consists of 6 one-bedroom apartments, all with first floor storage and parking spaces. The project has already <strong>been granted<\/strong> the <strong>Building Permit<\/strong> and, at present, 5 units out of 6 have already been reserved, which represents <strong>83.33% of pre-sales<\/strong>. <\/p>\n\n\n\n<p>The amount of the loan will be  <strong>450.000 \u20ac. The Reyes Cat\u00f3licos metro station (Line 10) is within walking distance, as well as key services such as supermarkets, educational centers, parks and cultural areas such as the Plaza de la Iglesia and the Ethnographic Museum El Caser\u00f3n. <\/p>\n\n\n\n<p>It is a comfortable and strategic location, ideal for families or professionals looking to live in a more relaxed environment without sacrificing the proximity and accessibility of Madrid. The presence of new developments and modern buildings also reinforces its attractiveness as a real estate investment area. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage collateral<\/h2>\n\n\n\n<p>The loan will be secured by a<sup>1st<\/sup> degree mortgage on the asset and the building, located at Traves\u00eda del Socorro, 19, San Sebasti\u00e1n de los Reyes (Madrid).  <\/p>\n\n\n\n<p>According to the appraisal report prepared by <strong>Gesvalt<\/strong>, the current appraisal amounts to \u20ac447,175.26 and the HET appraisal amounts to \u20ac1,459,204.95. The loan to be made to the developer is 450,000 \u20ac, which means a Loan to Value (LTV) on current appraisal of 100.63%, a Loan to Value (LTV) on Completed Building Assumption (HET) of 30.84% and a Loan to Value (LTV) on first drawdown of 59.21%. <br><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<div style=\"height:16px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
