The building has a plot area of 189<sup>m2<\/sup> on which 6 dwellings of 754.88<sup>m2<\/sup> in total will be developed. The houses will have 3 bedrooms and 2 bathrooms. The building is currently 34% complete and the total sale price is 2,364,000 \u20ac. At the commercial level, the project has a pre-sale level of 33% (2 out of 6).<\/p>\n\n\n\n<p>The amount of the loan will be <strong>\u20ac1,325,000 at a fixed rate and will be secured by a first mortgage guarantee.<\/strong><strong><sup>1<\/sup><\/strong>603,000 (31.28%) at the time of acquisition, to cover the cost of land acquisition.<br>The<strong>loan<\/strong> will be <strong>repaid<\/strong> to the wecity investors when the homes are sold.<\/p>\n\n\n\n<p>Through wecity you can participate in a <strong>fixed rate loan<\/strong> operation with <strong>an annual interest rate of 11.50% for an estimated term of 12 months<\/strong> (6 months mandatory) with the possibility of extending for an additional 6 months<strong> <\/strong>.<\/p>\n\n\n\n<p>The payment of Close to neighborhoods such as Pedralbes and Sarri\u00e0, it offers quick access to the city and key services such as international schools (American School, German School), hospitals and green areas such as the Parc de Can Vidalet. <\/p>\n\n\n\n<p>It is a practical and convenient location, ideal for families or professionals looking to live close to Barcelona in a more relaxed environment.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage collateral<\/h2>\n\n\n\n<p>The loan will be secured by a<sup>1st<\/sup> degree mortgage on the asset and the building, located at 4 Carrer de Vidal i Ribas, Esplugues de Llobregat, Catalonia.<\/p>\n\n\n\n<p>According to the appraisal report prepared by <strong>Sociedad de Tasaci\u00f3n<\/strong>, the current appraisal amounts to \u20ac1,150,640.00 and the HET appraisal amounts to \u20ac2,427,895.00. The loan to be made to the developer is \u20ac1,325,000.00, which means a Loan to Value (LTV) on current appraisal of 115.15%, a Loan to Value (LTV) on Completed Building Assumption (HET) of 54.57% and a Loan to Value (LTV) on first drawdown of 65.21%. <br><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<div style=\"height:16px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
