The property has a plot area of 800<sup>m2 on <\/sup>which will be developed a house of 588.15<sup>m2.<\/sup> The villa will have 5 bedrooms, garden and private pool, as well as spectacular sea views, and a construction with high quality materials. The property is currently being marketed and its selling price is 4,200,000 \u20ac.   <\/p>\n\n\n\n<p>This loan corresponds to Phase II of a total loan of \u20ac2,000,000 in which Phase I (\u20ac750,000) has already been successfully financed.<\/p>\n\n\n\n<p>The amount of the <strong>Phase II<\/strong> loan will be \u20ac500,000 at a fixed rate and will be secured by a <strong><sup>first<\/sup><\/strong> mortgage <strong><sup>guarantee1<\/sup><\/strong>.<\/p>\n\n\n\n<p><strong>794,592.99<\/strong> (51.44%), to cover the cost of land acquisition and technical Tei\u00e0 is more than a place to live; it is a haven where nature and tranquility meet, offering a perfect setting for those seeking a balance between modern life and the serenity of the natural environment.   <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage collateral<\/h2>\n\n\n\n<p>The loan will be secured by a<sup>1st<\/sup> degree mortgage on the asset and the building, located in Cam\u00ed a Premi\u00e0 de Dalt, Tei\u00e0, Barcelona.<\/p>\n\n\n\n<p>According to the appraisal report prepared by <strong>Sociedad de Tasaci\u00f3n<\/strong>, the current appraisal amounts to \u20ac1,128,910.79 and the HET appraisal amounts to \u20ac4,114,475.31. The loan to be made to the developer is 500,000 \u20ac, which implies a Loan to Value (LTV) on current appraisal of 110.73%, a Loan to Value (LTV) on Completed Building Assumption (HET) of 48.61% and a Loan to Value (LTV) on first drawdown of 70%. <br><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<div style=\"height:16px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
