Consequently, interest will begin to accrue from that date.<\/li>\n\n\n\n<li><strong>Rating<\/strong>: <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">AA<\/a><\/li>\n\n\n\n<li><strong>Contributions:<\/strong><ul><li><strong>Promoter:<\/strong> 250,854.84 \u20ac<\/li><\/ul>\n<ul class=\"wp-block-list\">\n<li><strong>Wecity loan<\/strong>: 1.000.000 \u20ac<\/li>\n<\/ul>\n<\/li>\n\n\n\n<li><strong>Minimum investment:<\/strong> 500 \u20ac<\/li>\n\n\n\n<li><strong>Maximum investment:<\/strong> 500 \u20ac for the first half hour.<\/li>\n<\/ul>\n<\/div><\/div>\n\n\n\n<p>The developer <strong>EDIZUR CONSTRU\u00c7\u00d5ES &#8211; UNIPESSOAL, LDA<\/strong>. is requesting financing through <strong>wecity<\/strong> to finance the construction costs of a development of 7 homes, located at Rua das Giestas, Esmoriz, Aveiro<strong>(Portugal<\/strong>). <\/p>\n\n\n\n<p>The asset has an area of 3,078.20m2 where the development will be developed, which will have all kinds of spaces for the enjoyment of tenants such as garden, swimming pools, terraces, garage and storage rooms. In addition, the project has a<strong> building permit, <\/strong>which was granted on January 21, 2025. The traditional moliceiros, colorful boats, are its main tourist attraction. The city is also home to the University of Aveiro, which brings dynamism and modernity. With its mix of history and modernity, Aveiro is ideal for tourism and investment.   <\/p>\n\n\n\n<p><strong>Esmoriz<\/strong>, near Aveiro, is divided into three zones: urban, seaside and forest. The urban sector is mainly residential, with three-story buildings and small stores. Its coastal area is popular in summer, especially the &#8220;Pinhal D&#8217;aberta&#8221;, an upscale residential area. The city combines urban and natural spaces, making it an attractive destination for living and vacationing.   <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral and appraisal<\/h2>\n\n\n\n<p>The loan will be secured by a<sup>1st<\/sup> degree mortgage on the asset located at Rua da Giesta, Esmoriz.<\/p>\n\n\n\n<p>According to the appraisal report prepared by <strong>GESVALT<\/strong>, the current RICS appraisal amounts to \u20ac1,756,000. The loan to be made to the developer is <span style=\"font-size: revert; color: initial; font-family: -apple-system, BlinkMacSystemFont, \" segoe=\"\" ui=\"\" roboto=\"\" oxygen-sans=\"\" ubuntu=\"\" cantarell=\"\" neue=\"\" sans-serif=\"\">\u20ac1,000,000<\/span>, which implies a Loan to Value (LTV) on current appraisal of 56.95% and a Loan to Value (LTV) on Completed Building Assumption (HET) of 25.96%. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the Fundamental Data Sheet of the investment.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the project credit rating method<\/a> used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
