It is authorized by the <strong>CNMV<\/strong> as a Participatory Financing Service Provider, registered in the registry under number 9, with a favorable proposal from the <strong>Bank of Spain<\/strong>. <\/p>\n\n\n\n<p>Investor, before making your investment, please read the <a href=\"https:\/\/www.wecity.com\/en\/basic-information-for-the-investing-client\/\" target=\"_blank\" rel=\"noreferrer noopener\">basic information for the investor client<\/a>, as well as the <a href=\"https:\/\/www.wecity.com\/en\/basic-information-for-the-investing-client\/#periodo_reflexi%C3%B3n\">pre-contractual cooling-off period for inexperienced investors<\/a>.<\/p>\n\n\n\n<p><strong>Skin in the game<\/strong>:  <em>&#8220;In compliance with Article 8.2 of Regulation (EU) 2020\/1503 of the European Parliament and of the Council of October 7, 2020 on European providers of equity financing, it is hereby informed that in this opportunity <a href=\"https:\/\/www.wecity.com\/en\/team\/\" target=\"_blank\" rel=\"noreferrer noopener\">partners, managers and employees of wecity<\/a> may invest. In addition, the hotel has a restaurant of more than 400 m\u00b2 and will have a large terrace with excellent views of the Giralda. The project has been processed by Responsible Declaration, and currently presents a <strong>work progress<\/strong> <strong>of 40.56%<\/strong>, financed entirely with the developer&#8217;s own resources. As it is a property currently in operation, it already has an activity license.   <\/p>\n\n\n\n<p>Upon completion of the works, the developer has <strong>signed a contract<\/strong> with <strong>LIMEHOME<\/strong>, one of Europe&#8217;s leading hotel operators, <strong>for the lease of the asset for 25 years<\/strong> with a 10-year mandatory term.<\/p>\n\n\n\n<p>The project will be financed through a  <strong>first mortgage loan for a total amount of \u20ac1,800,000 at a fixed rate. The loan will be secured by a first mortgage guarantee. <\/strong>.<\/p>\n\n\n\n<p>To date, the <strong>developer<\/strong> has contributed equity of \u20ac571,985, which has been fully invested in the execution of the project. The area is very touristic, surrounded by restaurants, hotels, craft stores and well connected by public transport. <\/p>\n\n\n\n<p>This is a location of great real estate interest, ideal for tourist, hotel or high-end residential uses, thanks to its high demand and historical value. It is an opportunity to invest in one of the most profitable and promising areas of Seville. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral and appraisal<\/h2>\n\n\n\n<p>The loan will be secured by a<sup>1st<\/sup> degree mortgage on the asset located at Plaza Venerables, 4 (Seville).<\/p>\n\n\n\n<p>According to the appraisal report prepared by <strong>GESVALT<\/strong>, the current appraisal amounts to \u20ac4,430,199.56. The loan to be made to the developer is <span style=\"font-size: revert; color: initial; font-family: -apple-system, BlinkMacSystemFont, \" segoe=\"\" ui=\"\" roboto=\"\" oxygen-sans=\"\" ubuntu=\"\" cantarell=\"\" neue=\"\" sans-serif=\"\">\u20ac1,800,000<\/span>, which means a Loan to Value (LTV) over the current appraisal of 40.63%. <\/p>\n\n\n\n<p>Finally, the first drawdown of the loan is \u20ac1,000,000.00, which represents a first drawdown LTV of 22.57%.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the Fundamental Data Sheet of the investment.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the project credit rating method<\/a> used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
