It is authorized by the <strong>CNMV<\/strong> as a Participatory Financing Service Provider, registered in the registry under number 9, with a favorable proposal from the <strong>Bank of Spain<\/strong>. <\/p>\n\n\n\n<p>Investor, before making your investment, please read the <a href=\"https:\/\/www.wecity.com\/en\/basic-information-for-the-investing-client\/\" target=\"_blank\" rel=\"noreferrer noopener\">basic information for the investor client<\/a>, as well as the <a href=\"https:\/\/www.wecity.com\/en\/basic-information-for-the-investing-client\/#periodo_reflexi%C3%B3n\">pre-contractual cooling-off period for inexperienced investors<\/a>.<\/p>\n\n\n\n<p><strong>Skin in the game<\/strong>:  <em>&#8220;In compliance with Article 8.2 of Regulation (EU) 2020\/1503 of the European Parliament and of the Council of October 7, 2020 on European providers of equity financing, it is hereby informed that in this opportunity <a href=\"https:\/\/www.wecity.com\/en\/team\/\" target=\"_blank\" rel=\"noreferrer noopener\">partners, managers and employees of wecity<\/a> may invest. ANDALUSIAN <\/strong>is requesting financing from wecity for the acquisition of a plot of land located at Calle Crist\u00f3bal Col\u00f3n, 1, Calahonda<strong>(Mijas<\/strong>), on which a 93-home cooperative housing development will be developed. The manager of the cooperative is Serprocol, one of the leading national managers. <\/p>\n\n\n\n<p>The project has 9,237m<sup>2<\/sup> of constructed area distributed in 3 blocks of 31 homes with independent swimming pool and garden. The development consists of 93 homes with 1 to 3 bedrooms with storage room, parking space and large terraces. At the urban planning level, <strong>the developer has already applied for the building permit<\/strong> for the project.<\/p>\n\n\n\n<p>So far, 64 of the 93 homes have been awarded, which represents a <strong>68%<\/strong> <strong>commercialization<\/strong> rate. The cooperative members have made down payments of \u20ac4,765,000. <\/p>\n\n\n\n<p>The project will be financed through a <strong>fixed-rate loan in the amount of \u20ac525,000<\/strong>, which will be secured by a <strong>pledge of the total VAT refund (\u20ac861,000) by the AEAT<\/strong>.<\/p>\n\n\n\n<p>The <strong>cooperative<\/strong><strong> has contributed<\/strong> to date <strong>665,000 \u20ac <\/strong>(VAT included) corresponding to the first payment for the land and will contribute, at the time of the deed, equity of an additional 4,100,000 \u20ac, making a total of 4,765,000 \u20ac of equity for the acquisition of the plot.<br>The <strong>repayment of the loan<\/strong> to the investors of wecity will occur with the return of the VAT by the Tax Agency.<\/p>\n\n\n\n<p>Through wecity you can participate in a <strong>fixed-rate loan<\/strong> operation with <strong>an annual interest rate of 11% for an estimated term of 9 months<\/strong> (6 months mandatory).<\/p>\n\n\n\n<p>The payment of interest plus the return of the invested capital will be made<strong> at maturity<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The of Calahonda, in the municipality of Mijas<strong>(M\u00e1laga<\/strong>).<\/p>\n\n\n\n<p>Located between the towns of Marbella and Fuengirola, Calahonda enjoys an excellent connection with both cities through the AP-7 freeway and the A-7 national highway, which allows easy access to all the services, beaches and urban centers of the Costa del Sol.<\/p>\n\n\n\n<p>In addition, the international airport of Malaga is only 30 minutes away by car. The area is surrounded by nature, quiet beaches and golf courses, and very close to the El Zoco shopping center, with supermarkets, restaurants and all essential services. Within walking distance are also tourist enclaves such as the port of Cabopino or the historic center of Mijas Pueblo, adding value to the environment.  <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral and appraisal<\/h2>\n\n\n\n<p>In this project, the guarantee is the refund by the Tax Agency (AEAT) of the amounts paid for VAT, in this case, in the amount of <strong>\u20ac861,000.<\/strong><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the Fundamental Data Sheet of the investment.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the project credit rating method<\/a> used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
