Each of the homes will have a built area of 108 m<sup>2<\/sup> with 3 bedrooms on plots ranging from 180 m2 to 230 m<sup>2<\/sup>. In addition, all units will have a swimming pool and private garden, as well as a rooftop solarium. The project has a <strong>building permit <\/strong>and work has already begun, and the development is 39% complete (each home has a different degree of completion, but the average is 39%).<\/p>\n\n\n\n<p>At the commercial level, 100% of the homes have been sold (11 of 11 units), receiving reserves of \u20ac88,250.<\/p>\n\n\n\n<p>The project will be financed through a <strong>\u20ac1,475,000 fixed-rate mortgage loan, which will be secured by a first mortgage guarantee. <\/strong>The funds will be used entirely to finance the works.<\/p>\n\n\n\n<p>716,416, which was used for the acquisition of the asset and the payment of technical costs (license, ICIO, architects, etc.).<\/p>\n\n\n\n<p>The <strong>exit of investors<\/strong> from wecity is planned to coincide with the handover of the homes.<\/p>\n\n\n\n<p>Through wecity you can participate in a <strong>fixed-rate loan<\/strong> operation with <strong>an annual interest rate of 11% for an estimated term of 9 months<\/strong> (6 months mandatory).<\/p>\n\n\n\n<p>The payment of interest plus the return of the invested capital will be made<strong> at maturity<\/strong>.<\/p>\n\n\n\n<h2 <strong>Los Montesinos (Alicante). <\/strong> <\/p>\n\n\n\n<p>Located in the triangle formed by the cities of <strong>Alicante<\/strong>, <strong>Murcia and Cartagena<\/strong>, access to these cities is fast and through roads in a perfect state of preservation.<\/p>\n\n\n\n<p>In addition, the town of <strong>Torrevieja<\/strong>, one of the coastal cities with more tourist tradition of the Valencian community is only 10 km away. The municipality of Los Montesinos, is surrounded by farmland, and by the great <strong>natural beauty<\/strong> that gives the views of the <strong>Salinas de Torrevieja.<\/strong><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral and appraisal<\/h2>\n\n\n\n<p>The loan will be secured by a<sup>1st<\/sup> degree mortgage on the asset located at 32 Amapola Street, Las Lagunas-Los Montesinos (Alicante).<\/p>\n\n\n\n<p>According to the appraisal report prepared by <strong>Valmesa<\/strong>, the current appraisal amounts to \u20ac 2,033,048.00. The loan to be made to the developer is \u20ac1,475,000.00, which means a Loan to Value (LTV) on the current appraisal of 72.55% and a Loan to Value (LTV) on the Completed Building Assumption (HET) of 35.04%. <\/p>\n\n\n\n<p>Finally, the first drawdown of the loan is \u20ac744,551.45, which represents a 1st drawdown LTV of 36.62%.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the Fundamental Data Sheet of the investment.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the project credit rating method<\/a> used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
