S.L.<\/strong> is requesting financing through wecity to finance the acquisition of 9 plots that are currently under construction, in the Villa Parra Palomeras Urbanization, in the<strong> Golden Mile of Marbella<\/strong>. <\/p>\n\n\n\n<p>The developer requests a loan of \u20ac5,000,000 to finance part of the acquisition of the asset in a single drawdown.  <\/p>\n\n\n\n<p>The project consists of the acquisition of the plots of land and the execution of an adaptation work for the future development of the land.  <strong>The project has a building permit.<\/strong> <\/p>\n\n\n\n<p>The project will be financed through a mortgage <strong>loan for the amount of \u20ac5,000,000<\/strong> at a fixed rate, with a <strong>guarantee of<\/strong> <strong>first degree mortgage<\/strong> and also has an <strong>additional guarantee<\/strong> of the pledging of 50% of the VAT that the AEAT (Spanish Tax Agency) will return to the developer.<\/p>\n\n\n\n<p>The <strong>developer will contribute \u20ac4,284,474.50<\/strong> <strong>of its own funds<\/strong> to cover the remaining part of the expenses associated with the acquisition of the land.<\/p>\n\n\n\n<p>The <strong>repayment of the loan <\/strong>to the wecity investors is expected to be made with the entry of bank financing or with the sale of the plots of land.<\/p>\n\n\n\n<p>Through wecity you can participate in a <strong>fixed-rate loan<\/strong> operation with <strong>an annual interest rate of 12% for an estimated term of 12 months<\/strong> (6 months mandatory) with the possibility of extending for an additional 6 months at<strong> <\/strong>.<\/p>\n\n\n\n<p>The payment of interest plus the return of the invested capital will be made<strong> at maturity<\/strong>.<\/p>\n\n\n\n<h2 With these attractions, the area combines luxury, nature and culture, making it an ideal place to live or visit. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral and appraisal<\/h2>\n\n\n\n<p>The loan will be secured by a<sup>1st<\/sup> degree mortgage on the asset located in Residencial Villa Parra 1, Marbella (M\u00e1laga). It also has an <strong>additional guarantee<\/strong> of 50% of the VAT, which the Spanish Tax Agency (AEAT) will refund to the developer.<\/p>\n\n\n\n<p>According to the appraisal report prepared by <strong>VALUM<\/strong>, the current appraisal of the nine plots to be mortgaged amounts to \u20ac20,174,061.80. The loan to be made to the developer is \u20ac 5,000,000, which means a Loan to Value (LTV) on the current appraisal of 24.78%. The purchase price of the 9 plots is \u20ac8,626,987.82, with an LTV of 57.96%.    <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the Fundamental Data Sheet of the investment.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the project credit rating method<\/a> used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
