The work has been stopped for several years due to the fact that two of the semi-detached houses partially occupy public land and must be partially demolished. <\/p>\n\n\n\n<p>The project consists of partially demolishing two dwellings and annexing them to the other two adjoining dwellings, creating two new larger dwellings, for a total of 12 dwellings. The remaining 10 are legalized (awaiting the LPO) and pending a small adaptation. <\/p>\n\n\n\n<p>The asset has 3,075 m2 of adopted area, and the developer has a <strong>building permit <\/strong>granted on August 7, 2024.<\/p>\n\n\n\n<p>The project will be financed through a <strong>mortgage loan in the amount of \u20ac1,320,000 at a fixed rate, which will be secured by a first mortgage guarantee,<\/strong> for the acquisition of the land and the completion of the work within 12 months (+6 months of possible optional extension).<\/p>\n\n\n\n<p>The developer will contribute \u20ac1,532,390.49 of its own funds, of which \u20ac789,000 will be used to purchase the asset and \u20ac743,390.49 will be used to carry out the work.<\/p>\n\n\n\n<p>The <strong>exit of<\/strong> wecity&#8217;s <strong>investors<\/strong> is foreseen with the sale of the homes.<\/p>\n\n\n\n<p>Through wecity you can participate in a <strong>fixed-rate loan<\/strong> operation with <strong>an annual interest rate of 11% for an estimated term of 12 months<\/strong> (6 months mandatory) with the possibility of extending for an additional 6 months at<strong> <\/strong>.<\/p>\n\n\n\n<p>The payment of interest plus the return of the invested capital will be made<strong> at maturity<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The project<\/h2>\n\n\n\n<figure In addition, the Mirador de Humboldt offers spectacular views of the valley, making La Orotava a perfect place for those who enjoy nature and culture. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral and appraisal<\/h2>\n\n\n\n<p>The loan will be secured by a<sup>1st<\/sup> degree mortgage on the asset located at Mariano Stanga Street, La Orotava (Tenerife).<\/p>\n\n\n\n<p>According to the appraisal report prepared by <strong>VALUM<\/strong>, the current appraisal amounts to \u20ac2,930,707.06. The loan to be made to the developer is <span style=\"font-size: revert; color: initial; font-family: -apple-system, BlinkMacSystemFont, \" segoe=\"\" ui=\"\" roboto=\"\" oxygen-sans=\"\" ubuntu=\"\" cantarell=\"\" neue=\"\" sans-serif=\"\">\u20ac1,320,000<\/span>, which means a Loan to Value (LTV) over the current appraisal of 45.04%. <\/p>\n\n\n\n<p>The HET value of the asset is \u20ac4,193,114.21, which represents a LTV HET of 31.48%.<\/p>\n\n\n\n<p>1,184,428.04, which represents a first drawdown LTV of 40.41%.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the Fundamental Data Sheet of the investment.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the project credit rating method<\/a> used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
