The developer has developed 23 similar housing projects in the M\u00f3stoles area, having sold 100% of the units in all projects except the last one, which is currently in the marketing phase and is 78% sold.  <\/p>\n\n\n\n<p>The asset has 1,067.39 m2 of adopted area, and the developer is still awaiting the project and to apply for the <strong>building permit<\/strong>, as it has yet to acquire the land. Surrounded by all essential services, it stands out for its proximity to the University Hospital of M\u00f3stoles, educational centers such as the CEIP Beato Sim\u00f3n de Rojas and the Rey Juan Carlos University, as well as supermarkets, green areas such as the Finca Liana Park and several local stores. <\/p>\n\n\n\n<p>The area has MetroSur station (L12) a few minutes away, urban and intercity bus lines and quick access to the A-5 and M-50. All this makes this location a very attractive option for both families and investors looking for good connections, services and quality of life. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral and appraisal<\/h2>\n\n\n\n<p>The loan will be secured by a<sup>1st<\/sup> degree mortgage on the asset located at c\/ Concepci\u00f3n Arenal 44, M\u00f3stoles (Madrid).<\/p>\n\n\n\n<p>According to the appraisal report made by <strong>UVE Valoraciones<\/strong>, the current appraisal amounts to \u20ac997,628.33. The loan to be made to the developer is \u20ac 610,000, which means a Loan to Value (LTV) over the current appraisal of 61.15%.   <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the Fundamental Data Sheet of the investment.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the project credit rating method<\/a> used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
