Coop. Madrile\u00f1a<\/strong>, is applying for funding through wecity <strong>to finance the acquisition costs<\/strong> of the future plot of land resulting from 09.01 of the Initially Approved Subdivision Project of sector 1 \u201cCerro del Baile\u201d, San Sebasti\u00e1n de los Reyes (Madrid). The cooperative&#8217;s management company is <strong>Serprocol<\/strong>, one of the main developers in the <strong>Community of Madrid<\/strong>.<\/p>\n\n\n\n<p>The future plot will be classified as <strong>Limited Price Protected Housing (VPPL)<\/strong> and will have a buildable area of 9,212 m<sup>2<\/sup> residential and 846 m<sup>2<\/sup> tertiary on which<strong> 80 homes and a commercial premises with a swimming pool and common areas<\/strong> will be developed. In terms of urban planning, this is land in the process of urban development with the <strong>Partial Plan Definitively Approved<\/strong> and the Land Subdivision and Urbanization Projects Initially Approved (pending Definitive Approval).<\/p>\n\n\n\n<p>Commercially, <strong>61 of the 80 homes<\/strong> that form part of the development <strong>have been allocated<\/strong>. So far, the cooperative members have made contributions of \u20ac7,404,211 and have <strong>committed an additional \u20ac600,000 <\/strong>for the purchase.<\/p>\n\n\n\n<p>The project will be financed through a mortgage loan for the amount of<strong> \u20ac2,800,000 at a fixed rate, which will have a first-degree mortgage guarantee<\/strong>, activating a <strong>first phase<\/strong> of the same for the amount of <strong>\u20ac2,200,000<\/strong> that will go towards the acquisition of the asset. The developer will have the option of activating a second phase of \u20ac600,000 before April 17, which will cover the possibility that some of the cooperative members do not comply with the pending contributions according to the payment schedule.<\/p>\n\n\n\n<p>The <strong>repayment of the loan to the investors<\/strong> of <strong>wecity<\/strong> will take place with the sale of the 19 homes and the commercial premises pending allocation.<\/p>\n\n\n\n<p>Through wecity you can participate in a <strong>fixed-rate loan operation with an<\/strong> annual <strong>interest rate of 12% in an estimated term of 9 months<\/strong> (3 mandatory) with the<strong> possibility<\/strong> of an extension of 3 additional months.<\/p>\n\n\n\n<p>The payment of interest plus the return of the invested capital will be made<strong> at maturity<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The project<\/h2>\n\n\n\n<figure class=\"wp-block-image size-full is-resized\"><img decoding=\"async\" <strong>Cerro del Baile<\/strong>, an expansion of the urban area of <strong>San Sebasti\u00e1n de Los Reyes, a<\/strong> privileged environment between the municipalities of <strong>Alcobendas and Fuente del Fresno<\/strong>.<\/p>\n\n\n\n<p>San Sebastian de los Reyes is one of the most attractive areas of the Community of Madrid to live. It has an exceptional location just 15 minutes from the city of Madrid and is characterized for being one of the most prosperous municipalities in Spain. <\/p>\n\n\n\n<p>Cerro del Baile is the most important development in the northern area and is located next to one of the largest natural areas of the Community of Madrid, <strong>the Dehesa Boyal<\/strong>, which makes it the ideal place to live if you want to enjoy a quiet and safe environment, but without giving up the proximity and amenities of the city.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral and appraisal<\/h2>\n\n\n\n<p>The loan will be secured by a first degree mortgage on the asset located in sector 1 AR-2 \u201cCerro del Baile\u201d, San Sebasti\u00e1n de los Reyes (Madrid).<\/p>\n\n\n\n<p>According to the appraisal report carried out by <strong>GESVALT<\/strong>, the current valuation amounts to \u20ac7,704,127.44. The loan to be made to the developer is \u20ac2,200,000.00, which means a Loan to Value 1st Phase (LTV) on the current valuation of 28.56%. If the second phase of the \u20ac600,000 loan is activated, the LTV of the loan would become 36.45%.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the Fundamental Data Sheet of the investment.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the project credit rating method<\/a> used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
