Two of them are located in the same building at 3 General San Mart\u00edn Street, and are 165 and 170 sq. m. properties with 5 bedrooms and 3 bathrooms. They are highly demanded areas, ideal for both living and investment, with multiple services within walking distance.   <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral and appraisal<\/h2>\n\n\n\n<p>The loan will be secured by a<sup>1st<\/sup> degree mortgage on the assets located at Calle General San Mart\u00edn n\u00ba 3 and Avenida del Reino de Valencia n\u00ba 76, Valencia.<\/p>\n\n\n\n<p>According to the appraisal report made by <strong><strong>APPRAISAL COMPANY<\/strong><\/strong>the current valuation of the properties is:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Housing 1 &#8211; Calle General San Mart\u00edn 3, Floor 2: <strong>680,603.28 \u20ac 680,603.28<\/strong><\/li>\n\n\n\n<li>Dwelling 2 &#8211; Calle General San Mart\u00edn 3, Floor 5: <strong>720,212.09 \u20ac 720,212.09<\/strong><\/li>\n\n\n\n<li>Housing 3 &#8211; Avenida del Reino de Valencia 76: <strong>609.424,52 \u20ac<\/strong>.<\/li>\n<\/ul>\n\n\n\n<p>Therefore, the total current appraisal amounts to <strong>\u20ac2,010,239.89.<\/strong> The loan to be made to the developer is \u20ac1,525,000, which implies a Loan to Value (LTV) on the total appraised value of 75.86%, and a Loan to Value (LTV) on first drawdown of 41.16%. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the Fundamental Data Sheet of the investment.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the project credit rating method<\/a> used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
