The development consists of 4 two-bedroom units of approximately 80 m2 with a terrace and a three-bedroom unit of approximately 100 m2 with a small private garden. In addition, all the homes have a storage room and a small communal garden.<\/p>\n\n\n\n<p>Commercially, <strong>no sales have been made.<\/strong><\/p>\n\n\n\n<p>The project will be financed through a mortgage <strong>loan in the amount of \u20ac900,000 at a fixed rate<\/strong>, which will have a first-degree mortgage guarantee, for the execution of the work within a period of 15+6 months.<\/p>\n\n\n\n<p><strong>The developer has contributed equity<\/strong> amounting to \u20ac463,000, which has been used for the acquisition of the asset, demolition and payment of some technical costs.<\/p>\n\n\n\n<p>The exit of the investors from wecity takes place with the sale and delivery of the homes to the buyers.<\/p>\n\n\n\n<p>Through wecity you can participate in a <strong>loan at a fixed rate with an<\/strong> annual <strong>interest rate of 11.25% over an estimated term of 15 months<\/strong> (6 months mandatory) with thepossibility of an extension for an additional 6 months.<\/p>\n\n\n\n<p>The payment of interest plus the return of the invested capital will be made<strong> at maturity<\/strong><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The With more affordable prices than other nearby areas, and a good range of businesses, such as the <strong>Industrial Park of Los Berrocales<\/strong>, it is an ideal option for families and professionals looking for tranquility and proximity to the capital.    <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral and appraisal<\/h2>\n\n\n\n<p>The loan will be secured by a<sup>1st<\/sup> degree mortgage on the asset located at Calle Santa Teresa de Jes\u00fas 15, San Sebasti\u00e1n, Madrid.<\/p>\n\n\n\n<p>According to the appraisal report made by <strong><strong>APPRAISAL COMPANY<\/strong><\/strong> the current appraisal amounts to 650,770.13 \u20ac The loan to be made to the developer is 463,000 \u20ac which means a Loan to Value (LTV) over the current appraisal of 138.30%.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the Fundamental Data Sheet of the investment.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
