The <strong>building license <\/strong>has already been<strong> granted.<\/strong><\/p>\n\n\n\n<p>The plot has an adopted area of 827 m<sup>2<\/sup> on which the project will be developed, which will have 18 apartments distributed over four floors plus a penthouse floor. In addition, it will include 4 commercial premises, parking spaces and storage rooms.<\/p>\n\n\n\n<p>The project will be financed through <strong>a mortgage loan for the amount of \u20ac800,000 at a fixed rate, which will have a first-degree mortgage guarantee.<\/strong><\/p>\n\n\n\n<p>The <strong>developer<\/strong> will contribute <strong>own funds<\/strong> amounting to <strong>\u20ac513,061.75<\/strong> to cover the remaining payment for the acquisition of the land.<\/p>\n\n\n\n<p>As there is not yet an updated appraisal (pending receipt from the appraiser Gesvalt), the LTV calculations are made with the latest official ECO appraisal available from the developer.<\/p>\n\n\n\n<p>The <strong>repayment of the loan <\/strong>to wecity investors is planned with the entry of bank financing once the necessary milestones for such financing are met.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The project<\/h2>\n\n\n\n<figure class=\"wp-block-image size-large the Costa del Sol, is one of the most sought-after areas in the real estate sector thanks to its combination of panoramic views and privileged climate. The real estate on offer is diverse, from luxurious villas in La Cala and Mijas Golf to cozy apartments in the picturesque white village of Mijas Pueblo. Its excellent connection with Malaga and Marbella, together with a wide range of services, golf courses and proximity to beaches, make it an attractive investment for both residence and vacation rental.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral and appraisal<\/h2>\n\n\n\n<p>The loan will be secured by a first<sup> degree mortgage<\/sup> on the asset located at Parque de las Lagunas R-8-2, Mijas, M\u00e1laga.<\/p>\n\n\n\n<p>As there is not yet an updated appraisal (pending receipt from the appraiser Gesvalt), the LTV calculations are made with the latest official ECO appraisal available from the developer.<\/p>\n\n\n\n<p>According to the appraisal report carried out by <strong>SOCIEDAD DE TASACI\u00d3N<\/strong>, the current appraisal amounts to \u20ac1,454,263.78. The loan to be made to the developer is \u20ac800,000, which represents a Loan to Value (LTV) on the current appraisal of 55.01%.<\/p>\n\n\n\n<p>The HET value of the asset is \u20ac6,012,488.25, which means an HET LTV of 13.31%.<\/p>\n\n\n\n<p>Finally, the first drawdown of the loan is \u20ac800,000, which means an LTV of 55.01% for the first drawdown.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the Fundamental Data Sheet of the investment.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings.
