These investments will be made on the same terms as those of other investors without receiving preferential treatment or privileged access to information.&#8221;<\/em><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The investment<\/h2>\n\n\n\n<div class=\"wp-block-group is-style-border-radius has-background\" style=\"background-color:#f5f7f6\"><div class=\"wp-block-group__inner-container is-layout-constrained wp-block-group-is-layout-constrained\">\n<ul class=\"wp-block-list\">\n<li><strong>Purpose of the loan:<\/strong> To finance the VAT corresponding to the acquisition of two plots of land located in the Aguas Vivas neighborhood in Guadalajara.<\/li>\n\n\n\n<li><strong>Type: <\/strong>Fixed-rate loan.<\/li>\n\n\n\n<li><strong>Guarantee:<\/strong> Pledging of the VAT refund by the Tax Agency.<\/li>\n\n\n\n<li><strong>Term:<\/strong> 9 months (+3 months possible extension).<\/li>\n\n\n\n<li><strong>Mandatory compliance: <\/strong>3 months.<\/li>\n\n\n\n<li><strong>Interest rate:<\/strong> 11% per annum.<\/li>\n\n\n\n<li><strong>Estimated total return: <\/strong>8.25%.<\/li>\n\n\n\n<li><strong>Interest payment:<\/strong> at maturity.<\/li>\n\n\n\n<li><strong>Rating: <\/strong><a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">AA<\/a><\/li>\n\n\n\n<li><strong>Contributions:<\/strong>\n<ul class=\"wp-block-list\">\n<li><strong>Promoter:<\/strong> \u20ac1,974,940 (54.33%)<\/li>\n\n\n\n<li><strong>Wecity loan<\/strong>: 1,660,000 \u20ac.<\/li>\n<\/ul>\n<\/li>\n\n\n\n<li><strong>Minimum investment:<\/strong> 500 \u20ac.<\/li>\n\n\n\n<li><strong>Maximum investment<\/strong>: \u20ac1,000 during the first hour.<\/li>\n<\/ul>\n<\/div><\/div>\n\n\n\n<p>The developer <strong>Nidra Homes,<\/strong> through the company <strong>Greenhabitat, S.COOP.,<\/strong> is requesting financing from wecity for the payment of the VAT corresponding to the acquisition of two plots located in the <strong>Aguas Vivas<\/strong> neighborhood <strong>, in Guadalajara<\/strong>, where it will develop a development of 234 VPPL homes (Limited Price Public Housing) under a cooperative regime.<\/p>\n\n\n\n<p>The plots have an area of 13,269.58 m2 distributed in two plots of 4,386.08 m2 and 8,883.5 m2 on which the project will be developed.<\/p>\n\n\n\n<p>The land is already urbanized and consolidated. <strong>52%<\/strong> of the development has already <strong>been marketed<\/strong> <strong>(122 of 234 homes, of which 48 are sold and 74 are reserved),<\/strong> with down payments averaging \u20ac25,950 per home sold and \u20ac2,000 per home reserved. Its old town has cobblestone streets, picturesque squares and historic monuments, such as the <strong>Cathedral of Santa Maria <\/strong>and the<strong> Infantado Palace<\/strong>. <\/p>\n\n\n\n<p>Surrounded by the picturesque <strong>Alcarria<\/strong> region <strong>,<\/strong> known for its rolling landscapes and charming villages, Guadalajara is also located in the <strong>Corredor del Henares,<\/strong> an area rich in historical and architectural heritage.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Warranty<\/h2>\n\n\n\n<p>In this project the guarantee is the refund by the Tax Agency (AEAT) of the amounts paid for VAT, in this case, in the amount of <strong>\u20ac1,658,748.<\/strong><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the Fundamental Data Sheet of the investment.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings.
