It is a developable plot, with the Urbanization Project and the Reparcelization Project definitively approved, and the urbanization works have started for the development of 40 VPPL dwellings.<\/p>\n\n\n\n<p>Currently, <strong>45%<\/strong> of the homes have been sold (18 of 40 units).<\/p>\n\n\n\n<p>The project will be financed through a <strong>fixed-rate mortgage loan in the amount of \u20ac3,900,000, and will be secured by a grade<\/strong> <strong>1 mortgage guarantee<\/strong><sup><strong>.<\/strong><\/sup><\/p>\n\n\n\n<p>The <strong>developer<\/strong> will contribute 54.01% of the investment at the time of the purchase-sale to pay the remaining part of the purchase price of the plot and the necessary investment.<\/p>\n\n\n\n<p>The <strong>repayment of the loan<\/strong> to the wecity investors will be made with the contributions made by the future buyers.<\/p>\n\n\n\n<p>Through wecity you can participate in a <strong>fixed rate loan<\/strong> operation with <strong>an annual interest rate of 12.5% in an estimated term of 3 months<\/strong> (the 3 months of obligatory compliance) with apossibility of extension of 3 additional months.<\/p>\n\n\n\n<p>The payment of interest + the return of the invested capital will be made<strong> at maturity<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The In short, living in La Moraleja is synonymous with exclusivity and quality of life.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage collateral and appraisal<\/h2>\n\n\n\n<p>The loan will be secured by a<sup>1st<\/sup> degree mortgage on the plot: PARCEL RC-VPPL-3. Sector US 4.10 RP \u201cSolana de Valdebebas\u201d, in the municipality of Madrid, province of Madrid (28055).<\/p>\n\n\n\n<p>According to the appraisal report prepared by <strong>TINSA<\/strong>, the current appraisal of the VPPL plot, considering the charge for urbanization expenses, amounts to \u20ac3,061,850.19. However, this appraisal is conditioned to the lifting of an urban development charge corresponding to the urbanization expenses, amounting to \u20ac1,151,432.56 as of September 16, 2024, which are fully assumed by the seller.<\/p>\n\n\n\n<p>In order to ensure compliance with said obligation, the seller will grant, at the time of the notarization of the financing, a surety insurance or bank guarantee, of which the Developer Company will be the beneficiary for the aforementioned amount. Said bank guarantee will function as a first demand guarantee with waiver of the benefits of order, excusion and division or any other benefits.<\/p>\n\n\n\n<p>Therefore, the <strong>value of the plot will amount to \u20ac4,213,282.775.<\/strong> Taking this into account, the <strong>LTV<\/strong> on the appraisal price of the plot plus the bank guarantee or surety insurance is <strong>92.56%<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, preservation, management, administration and, if applicable, enforcement of the real estate mortgage rights on behalf of wecity investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the appointed Collateral Agent will be the Collateral Agent of the key factsheet.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of crowdfunding services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\">description of the method of credit rating<\/a><br>of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
