The project has a building permit for the development of 4 dwellings of 110<sup>m2 with <\/sup>garage and storage room. The works began in September and the <strong>current progress of the work is approximately 3% <\/strong>and the land is in the phase of adaptation of the land. The housing offer is still competitively priced and has a high appreciation potential, attracting both residents and investors looking for accessibility, services, and a growing neighborhood.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage collateral and appraisal<\/h2>\n\n\n\n<p>The loan will be secured by a<sup>1st<\/sup> degree mortgage on the asset located at Calle de la Fil\u00f3sofa Simone Weil, 10, Vallecas (Madrid).<\/p>\n\n\n\n<p>According to the appraisal report made by <strong>SOCIEDAD DE TASACI\u00d3N<\/strong>, the current appraisal amounts to \u20ac311,017 and the HET appraisal amounts to \u20ac1,387,536. The loan to be made to the developer is \u20ac800,000, which implies a Loan to Value (LTV) on current appraisal of 257.22%, a Loan to Value (LTV) on Completed Building Assumption (HET) of 57.66% and a Loan to Value (LTV) on first drawdown of 39.34%.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, preservation, management, administration and, if applicable, enforcement of the real estate mortgage rights on behalf of wecity investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the appointed Collateral Agent will be the Collateral Agent of the key factsheet.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of crowdfunding services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\">description of the method of credit rating<\/a><br>of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
