So far, a <strong>40% completion rate<\/strong> has been certified <strong>, with the structure fully completed<\/strong>. This area offers a perfect balance between the quiet life of a traditional neighborhood and the proximity to leisure areas, beaches, restaurants, and luxury services of Marbella. In addition, the project is located right on the beach, offering its residents the advantage of having direct access to the sea and enjoying the best views. San Pedro Alc\u00e1ntara is one of the areas that has grown in popularity in recent years due to its urban renewal projects and its excellent connection to Puerto Ban\u00fas and the center of Marbella.<\/p>\n\n\n\n<p>For the real estate sector, this opportunity is located in an area of high demand, which combines luxury residential properties with accessible services and a welcoming atmosphere. Homes in this area are attractive to buyers and investors looking for properties with appreciation potential and high demand, both for permanent residence and for short and long term rentals.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage collateral and appraisal<\/h2>\n\n\n\n<p>The loan will be secured by a<sup>1st<\/sup> degree mortgage on the asset located at Calle Los Chopos, 6, Guadalmina, Marbella.<\/p>\n\n\n\n<p>According to the appraisal report made by <strong>VALUM<\/strong>, the current appraisal amounts to \u20ac2,292,339 and the HET appraisal amounts to \u20ac4,144,753. The loan to be made to the developer is 1,400,000 \u20ac, which means a Loan to Value (LTV) on current appraisal of 61.07%, a Loan to Value (LTV) on Completed Building Assumption (HET) of 33.78% and a Loan to Value (LTV) on first drawdown of 18.94%.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, preservation, management, administration and, if applicable, enforcement of the real estate mortgage rights on behalf of wecity investors will be carried out by an external entity to wecity.<\/p>\n\n\n\n<p><em>The Collateral Agent chosen for this project is<strong> Ceiba Global Alternative Investments SL<\/strong>, a company dedicated to the provision of fiduciary services by contract or mandate\u201d.<\/em><\/p>\n\n\n\n<p>Ceiba Global is a company owned by Ceiba Legal SL, a law firm specialized in alternative financing that provides services to several investment vehicles.<\/p>\n\n\n\n<p>In 2023, Ceiba Legal provided legal advisory services amounting to \u20ac150,000,000, formalizing and structuring more than \u20ac60,000,000 in alternative financing transactions.<\/p>\n\n\n\n<p>At present, it is one of the most recognized firms in the Spanish market in the structuring of secured debt transactions.<\/p>\n\n\n\n<p>Additionally, Ceiba provides legal advice to wecity throughout the life of the loan, from structuring to foreclosure.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of crowdfunding services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\">description of the method of credit rating<\/a><br>of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
