Through wecity you can participate in a <strong>fixed rate loan<\/strong> operation with <strong>an annual interest rate of 11% for an estimated term of 6 months<\/strong> (3 months of obligatory compliance) with apossibility of extension of 3 additional months.<\/p>\n\n\n\n<p>The payment of interest + the return of the invested capital will be made<strong> at maturity<\/strong>.<\/p>\n\n\n\n<p>With a minimum investment of <strong>500 \u20ac<\/strong>, you can participate in this opportunity with an excellent profitability and with the maximum guarantees. Properties in this area tend to be in high demand, especially for its proximity to the old town of Cadiz and views of the Atlantic Ocean. The market ranges from refurbished apartments in historic buildings to luxury homes with direct beach views. Ideal for both investment and living, the area combines tranquility, access to Cadiz culture and proximity to the coast.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage collateral and appraisal<\/h2>\n\n\n\n<p>The loan will be secured by a<sup>1st<\/sup> degree mortgage on the asset located at 40, Jos\u00e9 Cubiles Street, Cadiz.<\/p>\n\n\n\n<p>According to the appraisal report made by <strong>TINSA<\/strong>, the current appraisal amounts to \u20ac 2,024,998.82. The loan to be made to the developer is \u20ac525,000.00, which means a Loan to Value (LTV) over the current appraisal of 25.93%.<br><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, preservation, management, administration and, if applicable, enforcement of the real estate mortgage rights on behalf of wecity investors will be carried out by an entity external to wecity.<\/p>\n\n\n\n<p><em>The Collateral Agent chosen for this project is<strong> Ceiba Global Alternative Investments SL<\/strong>, a company dedicated to the provision of fiduciary services by contract or mandate\u201d.<\/em><\/p>\n\n\n\n<p>Ceiba Global is a company owned by Ceiba Legal SL, a law firm specialized in alternative financing that provides services to several investment vehicles.<\/p>\n\n\n\n<p>In 2023, Ceiba Legal provided legal advisory services amounting to \u20ac150,000,000, formalizing and structuring more than \u20ac60,000,000 in alternative financing transactions.<\/p>\n\n\n\n<p>At present, it is one of the most recognized firms in the Spanish market in the structuring of secured debt transactions.<\/p>\n\n\n\n<p>Additionally, Ceiba provides legal advice to wecity throughout the life of the loan, from structuring to foreclosure.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of crowdfunding services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\">description of the method of credit rating<\/a><br>of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
