It is estimated that 110 dwellings with garage, storage room, swimming pool and common areas will be developed on the site. At present, the plot has the Plotting Project and Urbanization Project definitively approved and the urbanization works have already started.<\/p>\n\n\n\n<p>The project will be financed through a fixed-rate <strong>loan of \u20ac410,000 <\/strong>with a<strong> pledge of <\/strong>the total <strong>VAT refund from the AEAT and a joint and several guarantee from the parent company <\/strong>\u201c <strong>\u00danico <\/strong>Homes Promoci\u00f3n y Gesti\u00f3n de Viviendas SL\u201d.<\/p>\n\n\n\n<p>The exit of the investors occurs with the refund of the VAT by the Tax Agency (AEAT).<\/p>\n\n\n\n<p><strong>Ocean Meridional SL<\/strong>, is an SPV managed by <strong>\u00danico Homes<\/strong>.<\/p>\n\n\n\n<p>Through wecity you can participate in a <strong>fixed rate loan<\/strong> operation with <strong>an annual interest rate of 11% in an estimated term of 9 months<\/strong> (6 of obligatory compliance) with apossibility of extension of 3 additional months.<\/p>\n\n\n\n<p>With a minimum investment of <strong>500 \u20ac<\/strong>, you can participate in this opportunity with an excellent profitability and with the maximum guarantees. It is planned as a new residential area with a focus on offering affordable housing, including subsidized housing options. The planning includes ample green spaces, commercial areas and public facilities, which seeks to create a balanced and functional environment.<\/p>\n\n\n\n<p>From a real estate point of view, Los Berrocales represents an interesting opportunity for both first-time home seekers and investors, due to the expected growth and future transport connections that will improve mobility in the area.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Guarantee<\/h2>\n\n\n\n<p>In this project the guarantee is the refund by the Tax Agency (AEAT) of the amounts paid for VAT. In addition, the developer offers as an additional guarantee, the joint and several guarantee of the parent company, \u00danico Homes Promoci\u00f3n y Gesti\u00f3n de Viviendas SL.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, preservation, management, administration and, if applicable, enforcement of the real estate mortgage rights on behalf of wecity investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the appointed Collateral Agent will be the Report&#8217;s Collateral Agent.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of crowdfunding services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\">description of the method of credit rating<\/a><br>of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
