The investment<\/strong><\/h2>\n\n\n\n

The investment opportunity consists of financing the completion costs<\/strong> (currently 70% completed) of a luxury villa <\/strong>located in Lugar de Zimbreiros, T\u00e1bua, Ribeira Brava, Madeira Island, Portugal<\/strong>. The plot<\/strong> has an approximate area of 1,657m2<\/sup><\/strong><\/strong> and has a total gross construction area of 415m2<\/sup>, of which 175m2<\/sup> above ground.<\/p>\n\n\n\n

The developer<\/strong> has already committed<\/strong> \u20ac709,000<\/strong> of its own funds<\/strong> to the project. As a guarantee<\/strong>, the developer is providing two of the three homes in the development; the first one, already completed and valued at \u20ac2,850,000, and the second one, which is the one for which the financing is needed, and which in its current state is valued at \u20ac2,078,926. In total \u20ac4,928,926, the value used to calculate the Loan to Value <\/strong>(LTV).<\/p>\n\n\n\n

The project will be financed through a mortgage loan of \u20ac1,000,000 at a fixed rate with a 1st degree mortgage guarantee<\/strong> corresponding to PHASE II of the loan. The sum of PHASE I and PHASE II of the loan makes a total of \u20ac2,000,000 in total financing.<\/p>\n\n\n\n

      The current appraisal<\/strong> for mortgage guarantee purposes (Ministerial Order ECO 805\/2003) amounts to \u20ac4,928,926<\/strong>, considering both guarantees. This represents a Loan to Value<\/strong> (LTV) over the current appraisal of 40.57%<\/strong>.<\/p>\n\n\n\n

      The valuation based on the assumption of a completed building amounts to \u20ac6,305,000.<\/strong> This represents a Loan to Value (LTV) over the HET valuation of 31.74%<\/strong>.<\/p>\n\n\n\n
